Kokapet Land Auction Hits Record Rs 137 Cr per Acre

The Phase-3 e-auction of Neopolis, Kokapet, delivered historic numbers on Monday, with land prices nearly doubling previous records and reaffirming Hyderabad’s status as one of India’s strongest real-estate markets.

MSN Urban Ventures LLP bagged the 5.31-acre lake-facing Plot 18 at a staggering ₹137.25 crore per acre, while Vajra Housing Projects LLP secured the 4.59-acre Plot 17 at ₹136.50 crore per acre.

HMDA, which conducted the auction, said the response was overwhelming, driven by heightened interest since the notification was issued on November 3.

Pre-bid meetings held on November 17 and 20 further intensified competition among major national and regional developers.

The previous Neopolis auctions in 2023 averaged ₹73 crore per acre — meaning this round marks an 87% jump in land valuations.

The two plots alone generated ₹1,356 crore in revenue for the Telangana government.

The auction; scheduled for 11 am to 2 pm; continued well beyond 4 pm due to aggressive bidding from 10 major contenders. Plot 18 was clinched first by MSN Urban Ventures, followed by Vajra Housing’s winning bid on Plot 17.

HMDA, MSTC, and advisory firm Cushman & Wakefield coordinated the auction process, ensuring strong market outreach and smooth execution.

With this blockbuster start, upcoming Neopolis auctions on November 28, December 3, and the Golden Mile auction on December 5 are expected to draw even fiercer competition from developers eyeing Hyderabad’s most coveted real-estate corridor.
