Apple's Rs 1,000 Cr Bengaluru Deal Sparks Trump's Ire

Apple India has signed a major office lease in Bengaluru, securing approximately 2.7 lakh square feet of space in Embassy Group’s Embassy Zenith building.

The lease agreement, which began on April 3, 2025, spans 10 years and is valued at over ₹1,000 crore, including rent, parking, and maintenance charges, according to data analytics firm Propstack.

The deal covers nine floors, from the 5th to the 13th, along with car parking. Apple has deposited ₹31.57 crore as security.

The rent has been set at ₹235 per square foot per month, with an annual escalation of 4.5%, pushing the total outgo beyond ₹1,000 crore during the lease term. The company will initially pay a monthly rent of about ₹6.3 crore.

Apple, India’s largest mobile phone exporter, shipped iPhones worth nearly ₹1.5 lakh crore in FY 2024-25. This new facility in Bengaluru further strengthens its growing presence in India, alongside its engineering hubs in Bengaluru and Hyderabad.

The expansion comes despite US President Donald Trump expressing his disapproval of Apple’s growth in India.

At a business event in Doha, Trump said he had urged CEO Tim Cook not to expand in India, calling it a high-tariff market.

“We are not interested in you building in India. India can take care of themselves,” Trump remarked.

Nevertheless, Apple continues to ramp up its India operations, with the Embassy Zenith office expected to play a key role in its long-term plans in the country’s technology hub.
