
Where is Hyderabad’s upper-middle class investing luxury gated apartments or standalone villas in gated communities? Here's a snapshot of opinions from residents.
"I love the idea of living in a luxury gated community. My wife and I are software engineers with two young children. We want to offer them a quality lifestyle. While villas appeal to us, they are often too expensive within city limits, so we prefer a 2BHK apartment in a gated setup for now,” says Nihal G., a resident of Madhapur.
Venkata Krishna, a retired banker, shares: "We have two children—our son lives in a gated apartment in Kokapet and our daughter in a villa in Bachupalli. We personally prefer spending time in the villa. The peaceful surroundings and open space are more meaningful to us than the high-rises and lifts of luxury apartments, which appeal more to the younger generation."
Jayakrishna, a freelance interior designer, says, “My ultimate goal is to own a villa. Villas come with larger land share and appreciate better over time. I'm currently in a mid range apartment but plan to sell it before it turns ten and move into a villa even if it’s far from the city.”
An expert adds, “Gated community apartments cater to young families seeking convenience and lifestyle amenities. Villas, on the other hand, are long-term investments. Whether for NRIs or local buyers, owning a villa symbolizes pride and offers strong value appreciation.”
Completely in contrast, and negating the idea of owning property, a businessman named Rakesh Kumar shares a different perspective:
“I can afford to buy two villas right now, but I’ve never been inclined to do that. My life has grown significantly through investments—especially in stocks and SIPs—which have yielded far greater returns. Whether it’s an apartment or a villa, I feel the growth in property value is nominal compared to the multiple-fold gains I’ve seen in my investment approach.
Yes, my strategy is risky, but the returns are equally high. I even convinced my wife after many long discussions. Today, we live in a luxury bungalow in Jubilee Hills—on rent. Renting gives us the flexibility to move to an even better place whenever we find one.
Most people focus on buying homes, which works in our favor; we always have a wide supply of good rental options.”
On the whole, Hyderabadis remain divided; some prioritize lifestyle and convenience in luxury apartments, while others dream of space and independence through villa ownership and a section prefer rented life than owning a property for themselves.
