For example, the actual price after the launch could be Rs 8000 per sft, but a pre launch offer may come at almost half the price at Rs 5000 under the condition that entire amount is paid all at one. It is natural for potential buyers to get lured.
But these buyers, often enticed by attractive early‑bird pricing and promised returns, have experienced wildly varied outcomes.
While a handful have made significant profits, many have lost their investments completely. Some wait anxiously for long‑delayed projects to launch, while others watch helplessly as their investments stagnate for years.
Today, countless ventures are announced across Hyderabad, including in premium, luxurious gated communities.
Yet many of these projects remain under development for far too long, with some nearly abandoned, causing considerable financial and emotional distress for buyers.
The harsh reality is that even a developer’s solid track record in one or two successful ventures doesn’t guarantee that their next project will bear fruit.
For example, one new builder announced a premium project near KBR Park many years ago, located in the heart of Hyderabad. Despite its ambitious marketing, the project is still nowhere near completion, leaving early buyers deeply disappointed.
Similarly, a well‑known developer sold plots in a prime area ten years ago, only for buyers to discover litigation on the land later.
When forced to refund the buyers, the company offered them alternatives in remote areas with little potential for growth — places that may remain undeveloped for the next 40 years. Believing blindly in the reputation of sellers is also a lurking danger.
These instances are not rare exceptions but examples of a broader trend across the city. In many cases, real estate investment has become akin to a game of chance.
As a popular joke from a Telugu film goes, one must be lucky enough not only to get a seat on a flight but also land safely — similarly, one must be equally lucky to buy a pre‑launch flat and reap its benefits in time.
In this environment, diligent research and sheer luck have become inseparable companions.
