Not long ago, even Rs 10 crore homes barely fetched Rs 1 lakh in rent. But with skyrocketing real estate rates, tenants — especially high-earning professionals — are now more willing to shell out higher rents to enjoy prime properties without the burden of ownership.
In Kukatpally, a basic two-bedroom flat in a non-gated community now commands Rs 30,000 to Rs 35,000 per month. In IT hubs like Madhapur, rents have climbed past Rs 45,000 for similar flats.
Gated communities tell a different story altogether — at upscale projects like My Home Bhooja, monthly rents range from Rs 2 lakh to Rs 3 lakh, while Jayabheri One flats are touching Rs 3 lakh to Rs 5 lakh.
Some luxury properties have even reached Rs 7 lakh per month in rent, reflecting a dramatic shift in Hyderabad’s housing landscape.
The rise in rentals mirrors the city’s booming real estate market, where affordability is slipping and renting is becoming the only practical choice for many.
